Q & A

1. What is a condominium hotel?
Condominium hotels are the hottest segment in vacation home ownership. Buyers own an affordable luxury condominium, fee-simple, at a first-class resort and have the opportunity to participate in a professionally-managed on-site rental program when they are not enjoying it themselves.
2. Will my villa be furnished?
Yes, each villa will be professionally decorated and completely furnished. Designed to sleep four, it will include a separate master bedroom with a king-size bed* and a gourmet kitchenette. You will have a choice of two color palettes.
3. What amenities and guest services are included in Shutters Beach Club?
The proposed amenities will include a heated swimming pool, whirlpool spa, childrenās pool, poolside cabana with indoor and outdoor seating, meeting/conference room, wireless Internet, fitness center, guest laundry facilities, covered parking, lush tropical landscaping, and beach access via a dedicated pedestrian crosswalk. The guest services are planned to include daily housekeeping; continental breakfast served poolside in the cabana area; concierge and meeting services and an adjacent upscale market with outdoor seating.
4. Will there be a Condominium Association?
As an owner of a villa you will be a member of the Condominium Association and will have the rights and obligations as detailed in the Condominium Documents. You will receive a copy of these documents and the proposed operating budget prior to purchasing a villa.
5. Will there be on-site management?
Ownership is 100% hassle-free as all management and maintenance issues are handled by a professional, in-house management company. A well-respected hotel management company will provide on-site resort management 24 hours a day, 7 days a week.
6. Will there be an on-site rental program?
There will be an optional on-site rental program. Information on this elective program will be available to you by the hotel/rental management company prior to you signing your contract to purchase at Shutters Beach Club.
7. What is my potential for rental income?
You should consider Shutters Beach Club as an affordable beachside vacation villa opportunity. As a traditional real estate purchase, consider your personal use of the property and ownership of an upscale resort property. Unlike a traditional vacation home, you will have the option of participating in the resort hotelās rental program and receiving revenue from your vacation villa. Due to SEC regulations governing the sale of condominium hotels, we are not permitted to provide any information with regard to rental income potential, rates and occcupancy; please see #6.
8. Are there any limitations to my personal usage?
Currently an ordinance in the City of St. Augustine Beach limits your personal usage to up to 90 days per calendar year. The resort amenities are available to you only when you are occupying your villa or if you are a guest of your tenant.
9. How will real estate taxes be assessed?
Your taxes will be assessed as fee-simple ownership in a condominium property.
10. Will I have to pay insurance on my individual unit?
You will be responsible for insurance that is not provided by the Association. This may include personal liability and insurance on the real and personal property located within your villa. Insurance will be specifically addressed in the condominium documents you will receive prior to making a purchase.
11. How many villas may I purchase?
An individual or corporate entity or partnership may purchase up to two villas.
12. What is the process to select and purchase a villa at Shutters Beach Club?**
At your request, you will be notified approximately 3-4 weeks prior to the commencement date for executing Purchase Agreements. At that time, if you wish to confirm an appointment to execute a Purchase Agreement, you will return a signed Reservation Agreement for a contract appointment along with a refundable escrow deposit in the amount of $5,000. Contract appointments will be assigned on a first-come, first-served basis. Prior to your contract appointment, you will receive a copy of the Condominium Documents and the Purchase Agreement. When you come to your appointment and you proceed to contract, you will increase your deposit to equal 10% of the total purchase price. Prior to the start of construction on the buildings, an additional deposit in the amount of 10% of the purchase price will be required. The total deposit at this time would then be 20% of the total purchase price. The balance of the purchase price will be due at completion of your beach villa.
13. Can I assign my Reservation Agreement?
Reservation Agreements for contract appointments are not assignable.
14. Once I execute a binding Purchase Agreement on a unit, can I assign the Contract to another buyer?
Contracts for Purchase are not assignable except under special circumstances and at the sole discretion of the developer. Additional deposits may be required.
15. Can I obtain a mortgage to finance my purchase?
We can recommend several local lenders who are pleased to offer financing on your real estate purchase. This will be subject to the guidelines and requirements established by each lending institution.
16. What if I want to sell my villa after it is completed and I have closed on my purchase?
As with any real estate property you own, you may certainly do so. Please refer to the condominium documents.
